Ray White Property Managers have a thorough knowledge of the rental market, and will know exactly what to ask for your house or flat.
All our prospective tenants are thoroughly screened through employment, personal and financial histories. They have to produce references to our satisfaction - we check every one of them out.
They are presented with a binding tenancy agreement that is signed by both parties and they have to pay a bond plus two weeks rent in advance. When they move, they do not get their bond back until after we have inspected the property. Meanwhile, we check every week to make sure the rent is being paid and once a month we send you a statement for your records.
We also carry out regular property checks to ensure your tenants are looking after your investment. After every inspection we will send you a written report.
In the rare event that it is necessary to take legal action against a tenant, Ray White can act on behalf of the landlord.

MAINTENANCE

Every so often a house needs maintenance. Fixing a leaking roof when it first starts can save you thousands of dollars in replacing rotten wood, carpets and wallpaper later on.
Part of our service to you is to have these things done, under your instruction.
We have a number of qualified tradesmen available to maintain the properties we look after.
We can also ensure that your rates and insurance on the property are paid when due.

ACCOUNTS
Ray White's computerised accounting system enables us to send you a monthly account. It will include the rent received and give a breakdown of any money spent on your property and a complete statement for your tax return at the end of the financial year.
We will monitor the rental market and will review rent levels at the end of each lease agreement. If the market has gone up then we will charge more rent for your property.
That way we will get you the best return possible for your investment.
Before we take over the management of your property, you'll know exactly what our professional service is going to cost you.
And don't forget, property management fees are tax deductible.
